Shea Ravines Apartments- Wyoming

Proposed development with a partnership with Cherry Health next door.

Housing Next asked Strong Towns Grand Rapids and Together West Michigan to team up in generating support for this development in Wyoming. The agenda for the meeting should be posted here on November 14th.

On Nov. 21 a proposal for special land use will go before the Wyoming City Planning Commission. A Columbus, Ohio-based company, Woda Cooper, wants to build two three-story apartment buildings flanking the current Cherry Health building at 28th Street and Burlingame Avenue. These 112 apartment units would be for lower-income people, specifically in the range of 30-80 percent Area Median Income (AMI). Significantly, 40 of the proposed units would be what are called permanent supportive housing--including for people who have been chronically homeless. 

Cherry Health would be a co-owner of the two buildings, and Community Rebuilders would be the lead social service agency linking residents to services they need.

Subject: Letter of Support for the SHEA RAVINES APARTMENTS Development

To Whom It May Concern, 
I am writing in support of the development of the Shea Ravine Apartments proposed by Woda Cooper Companies. This development should be approved for  the following reasons.
The Wyoming Land Use Plan  states: 
“Wyoming’s Analysis of Impediments to Fair Housing Choice (AI) and Housing Needs Assessment identified potential demand for 7,876 new housing units within the City, representing potential growth of 30 percent, through 2045. The proportion of renter households is also anticipated to increase. While single-family detached homes will continue to remain the predominant housing type, it is increasingly important to provide greater diversity in housing options. The City should support the development of higher density housing, such as townhomes, duplexes, condominiums, and apartments, on vacant or utilized lots to meet Wyoming’s growing housing need.” 
		
The Wyoming Land Use Plan  has 2 goals:
1. Reinvest in existing residential neighborhoods while fostering new housing development throughout Wyoming.
2. Encourage greater housing choice, affordability, accessibility, and livability within all of Wyoming’s neighborhoods.
This development will provide 112 housing units that are desperately needed in the greater Grand Rapids Area, as we are in a severe housing crisis, by all metrics. Woda Cooper will be partnering with Cherry Health to ensure that the people placed in these apartments have access to the care they may need. Woda Cooper is an experienced company that will bring new residents to the surrounding neighborhood, bringing increased economic growth within the area. The development is placed in a Commercially Zoned area, which will only help revitalize Wyoming’s downtown and aligns with the city’s own Land Use Goals and Plan.
